The information on https://therbcgroup.com about RBC Happy Homes (Sector 115, Mohali), RBC Happy Homes-2 (Kurali), Vista Village (Kurali Bypass), Vista Square (Kurali–Ropar Highway) and any other project of Real Building Constructions Private Limited, trading as RBC Group ("RBC Group", "we", "us"), is for general information only. It is indicative, may change without notice, and is not an offer, an invitation to offer, an allotment or a commitment of any kind.
2. Approvals and regulatory status
Our developments are approved by the competent Municipal Council (MC). Under the Real Estate (Regulation and Development) Act, 2016 (the "RERA Act"), registration with the Real Estate Regulatory Authority, Punjab is required only for projects that fall within the thresholds the Act sets; where a project of ours falls outside those thresholds, registration is not applicable. The municipal approval documents and the basis on which RERA registration is not applicable are available on request before you book. If any project or phase is registered under the RERA Act, its registration number will be stated on that project's page and in its sale documents.
Vista Square is an upcoming project. We do not invite or accept bookings or offers to purchase for any project or phase that requires registration until it is registered.
3. Images and renders
Renders, 3D views, walkthroughs, photographs of sample or show units, and other images are artist's impressions or representational only. Landscaping, furniture, fittings, finishes, colours, vehicles and surroundings shown in them are for illustration and are not part of what is offered unless the Agreement specifically includes them. The completed project may differ.
4. Plans, areas, specifications and amenities
Layouts, floor plans, unit sizes, specifications and amenities are proposed. They are subject to approval by the competent authorities, to any changes those authorities require, and to changes we are permitted to make under the RERA Act and the Agreement. Areas shown are approximate. The carpet area as defined in the RERA Act, and the specifications set out in the Agreement, are the ones that apply. A feature described as proposed, planned or upcoming is not a promise that it will be built.
5. Locations and infrastructure
Maps, distances and travel times are approximate and vary with route and traffic. References to roads, highways, schools, hospitals, commercial centres or other development by government or third parties describe their current or announced status only. We do not control them and do not promise their completion or timing.
6. Prices and offers
Prices, payment plans and offers shown or quoted are indicative and may change without notice. Unless stated otherwise, they exclude taxes, stamp duty, registration fees and other charges. A price or offer binds us only when RBC Group confirms it in writing for a specific unit.
7. No legal, financial or investment advice
Nothing on the website is legal, tax, financial or investment advice. We do not promise any return, rental income or price appreciation on any property. Before you decide, inspect the title documents, approvals and the draft Agreement, and take independent legal and financial advice.
8. Only the agreement binds
Only the Agreement to Sell or Builder-Buyer Agreement (the "Agreement") executed by you and us, and registered where the law requires, sets out the binding terms of a purchase. Website content, brochures, advertisements and oral statements by any person form part of the contract only to the extent the Agreement includes them. This does not limit any right you have under the RERA Act.
9. Authorised representatives
Deal only with our staff or with channel partners we have authorised in writing. The RERA Act requires real estate agents to be registered with the Authority, so ask any agent for their registration number and verify it. We are not responsible for statements or commitments made by any person we have not authorised.
